BEGINNING at a 5/8 inch rebar found on the North right of way line of Secondary Route 62, from which as 12 inch Hickory bears S 76-24’ E 27.75 feet, corner to McClain and Drake Heirs; thence S 81-47 E 62.37 feet along the North right of way line of Secondary Route 62 to a 5/8 inch rebar set, small Hickory and W.O. pointers marked; thence, N 73-59’ E 135.67 feet, crossing said road, to a 5/8 inch rebar set on top slope, 3 feet North of a 6-inch Hickory; thence N 59-24’ E 309.45 feet, crossing a ravine to a 5/8 inch rebar set by a 5 inch Sugar Maple; thence N 64-41’ E 617.53 feet to a 5/8 inch rebar set in a line of the West Heirs 7 acre tract, from which a ½ inch rebar found, corner to said 7 acre tract bears S 79-56’ E 133.50 feet; thence, N 79-56’ W 81.00 feet with West’s 7 acre tract to a ½ inch rebar found, corner to said 7 acres tract; thence N 73-27’ W 714.68 feet with said 7 acre tract to a ½ inch rebar found in line of John R. McClain and corner to West and Drake Heirs on ridge; thence, S 31-52’ W 235.47 feet down ridge with McClain to a 5/8 inch rebar found, from which a 22 inch C.O. bears N 59-08’ W 7.7 feet; thence, S 14-22’ W 311.77 feet with McClain and ridge to a 5/8 inch rebar found, corner to McClain, from which a 14” Hickory bears N 53-21’ E 9.1 feet; thence S 16-52’ W 173.21 feet, crossing Secondary Route 62 to the place of beginning, containing 7.26 acres, more or less.
This deed is made and subject to any and all easements and rights of way affecting said property. All of the oil, gas and other minerals within and underlying said tract of land are excepted and reserved, but first parties convey unto second parties any and all rights to free gas under any present or future lease upon said land.
