After heavy rain or snowfall a 4WD might be required to access the property along county-maintained dirt roads. Most of the foliage is scrub, sagebrush and cactus, but there is a small stand of cottonwood trees in the NW corner of the property. Cell strength is about 3 bars (Verizon). The Feedline Canal runs through the property, and in early May when visited was flowing strongly at 7′ wide and 2′ deep, but this would not likely be the case year-round. As a resident you have exclusive access to 5,000 acres of community “greenbelt” set aside for hunting (elk, deer, grouse, antelope) and recreation.
