The land is located in the San Luis Valley a region in south-central Colorado with a small portion overlapping into New Mexico. It is the headwaters of the Rio Grande and sits between the Sangre de Cristo Mountains to the east and the San Juan Mountains to the west. The area is right under Blanca Peak, the fourth highest summit of the Rocky Mountains and near the Great Sand Dunes National Park, Zapata Falls, and San Luis State Wildlife Area.

In addition to a high prevalence of farming and ranching in the valley, the area also attracts visitors for hunting, fishing, camping, and ATV adventures. The San Luis Valley is an alpine desert environment with an average elevation of 7,664 feet (2,336 m) above sea level. Skies are mostly clear year-round.
