“I hope to have God on my side, but I must have Kentucky.” – Abraham Lincoln Located in the heart of Bluegrass Country, at the near-perfect centerpoint inside the triangle of Louisville, Lexington, and Cincinnati, you have a world of urban entertainment options at your fingertips. Of course, college and pro sports teams surround you in every direction, but the Bluegrass region of Kentucky is also known for its rolling hillsides, horse farms, wildlife, and breathtaking river valleys and gorges. This serenely beautiful spot inside Valley View Farms makes it easy to understand why Lincoln felt so strongly about his birth state, and today this location is perfect for any sportsman, sports fan, or nature lover.
Priced about 20% below market Partially Cleared Majority of Lot is Very Flat Ridge Top Beautiful, High-end Neighborhood Only 25 minutes to Frankfort Power Available
The RENAISSANCE Lot: This 6.9 acre rectangular parcel, nestled in the rolling heart of Bluegrass Country and inside Valley View Farms (an exclusive countryside neighborhood dotted with beautiful homes), features the best balance of access, privacy, and buildable area of the four contiguous lots we’re offering here. It’s southeast corner lies only about 111 feet from the existing gravel road (to make for a very short driveway build-out), and about the front 2/3rds of the lot (road side) is generally flat and buildable where you can place your house to overlook that pastoral Backbone Creek valley that harmoniously claims the back 1/3rd of the lot. It is partially cleared up front with no structures, and power is available. This setup affords you all the serenity you could ever want, natural beauty, and quick access to four major cities. You can finally have your cake and eat it too!
To be clear, we are selling four contiguous lots in this location and they are, from west to east:
The Sportsman, Lot #23, 12 acres: largest lot and features Backbone Creek that runs along its western edge The Renaissance, Lot #24, 6.9 acres: best balance of access, privacy, and buildable area (with some clearing) The Red Carpet, Lot #25, 6.1 acres: most build-ready, with driveway, shed, clearing, and pond The Easy Goer, Lot #26, 6.1 acres: most direct access and easiest price entry
Cheap Land In Kentucky – Partially Cleared Bluegrass Country Lot The nearest basic services are 15 minutes away in Pleasureville, where you’ll find a Kroger, Post Office, hardware store, and auto shop. When you hit highway 421 on your way to Pleasureville, you could head east instead of west and just a few minutes down the road lies Six Mile Creek Distillery, a fine example of the renown league of Kentucky bourbon makers. This state offers far more than just horses, bourbon, and basketball though. If Kentucky wasn’t known as the Bluegrass State, it could easily be considered the River State, as it contains more navigable miles of water than any other state in the contiguous USA. One such river, the Kentucky, is only about 4 miles away and is a popular fishing spot for bass, walleye, catfish, crappie, and a host of other species. It has also carved out what’s known as the Kentucky River Palisades, a series of steep, scenic gorges and limestone outcroppings that stretch for approximately 100 miles.
The capital city of Frankfort lies just 25 minutes away and, as you might expect, will scratch any shopping itch you have which includes, of course, Walmart. The 200 year-old but somehow newly world famous Buffalo Trace Distillery calls this city home too, but Mother Nature refuses to be upstaged by politics and industry in Frankfort. Winding its way around the base of the city continues the mighty Kentucky River. Sheer stone walls rise up to meet rolling hills with thick canopies of trees – green in the summer and red and yellow in the fall. Best yet, you can enjoy these views via the “Bourbon Boat,” the world’s only boat-based bourbon tour. Then hop off the boat and explore Cove Spring Park, 250 acres of streams, springs, waterfalls, forested ravines, and other natural and historic features.
Drive a little further in that southeasterly direction from the property (another 20 miles) and you’ll arrive in Lexington, the Horse Capital of the World. By 1820, this was one of the largest and wealthiest towns west of the Allegheny Mountains. So cultured was its lifestyle that it soon earned the nickname “the Athens of the West.” Now, it’s a vibrant commericial and cultural center of 320,000+ fine folks, decorated by a harmony of beautiful horse farms along its edges. Keeneland Race Course is one of the true crown jewels of American horse racing, a national historic landmark, and the thoroughbred industry’s leading auction house. If you love sports but horse racing just ain’t your thing, then you may want to take in a basketball game at Rupp Arena, home to one of college basketball’s true blueblood programs, the Kentucky Wildcats. Shoppers will find plenty to keep them interested here too, especially at Fayette, the state’s largest mall. Last but certainly not least and certainly not unexpected, bourbon runs deep here, with nearby distilleries like The Woodford Reserve, Four Rose, Wild Turkey, James E. Pepper, Barrel House, Bluegrass Distillers, and Town Branch that all dot the famous Kentucky Bourbon Trail.
Lexington is an hour to the east, but drive an hour to the west from this property and you’ve made it to Louisville, the largest city in Kentucky. So, if you can’t decide whether you’re a Kentucky Wildcat or Louisville Cardinals fan, then this property equi-distant from both powerhouses is the perfect spot! From a sports perspective though, Louisville’s greatest claim to fame is probably as the home to the Kentucky Derby, the fastest two minutes in sports since 1875 and probably the single greatest horse race in the world. If you’d rather do the walking and running yourself instead of watching horses do it, then you’re in luck in this city because Louisville is known as the City of Parks and its system is the last designed by Frederick Law Olmsted, the ‘Father of American Landscape Architecture.’ Surprisingly, it’s one of only five such systems across the country. Maybe you prefer water though. Well, since Lousiville strategically sits on one of America’s great waterways, the Ohio River, you’re in the right place for riverboat cruises and water parks, especially Kentucky Kingdom. For those looking for a more cultured experience, you have several museums at your disposal here, like the Muhammad Ali Center, who was born in Lousiville, the Louisville Slugger Museum, the Frazier History Museum, or the Louisville Zoo. Oh wait, did we mention bourbon yet? Yeah, it seems like bourbon seeps out of the ground in this city like an untapped Texas oil field, and the aforementioned Kentucky Bourbon Trail actually begins here.
The “Queen City” of Cincinnati is about an hour and 45 minutes to the north and further up-river from Louisville. The Cincinnati Reds, the oldest professional sports team in the country, call Great American Ballpark their home here, but the Cincinnati Zoo is actually older, having been founded in 1873 and is America’s second-oldest attraction of its kind.

FOR SALE BY OWNER: We are investors, and are selling this lot For-Sale-By-Owner. You do not need to submit your offer through a real estate agent, and in our experience we close transactions more quickly and easily by having our dedicated transaction coordinator work directly with the Title Company and Buyers. We will also both save money on commission/fees by cutting out agents as the middle men. However, if you feel strongly about working with a Realtor, then you’re welcome to have them contact us on your behalf.
OWNER FINANCING: We do not offer owner-financing but you could get a loan through a bank or another lender and we’d be happy to coordinate with them.
WHY ARE YOU SELLING IT SO CHEAP? We are often asked why our properties are priced below market value, and the answer is really simple: we choose to sell to you at wholesale prices. We are investors who purchase properties at a large volume and discounted rates, and we strongly believe in passing this discount on to our buyers.
DISCLAIMER: We attempt to provide detailed, accurate and up-to-date information in our listings, in order to help our buyers to the best of our ability. However, it ultimately remains the buyer’s responsibility to perform their own due diligence and double check any details that are of significant importance to you including acreage, utilities, build-ability, and approved/allowable use-age for the property. We are happy to help however
